ConSpecT receives First Place for Small Roofing Project

The original portion of the Central Christian Church of Elkhart, IN was constructed in 1925 with a Pennsylvania-type slate roof. The slate would probably still have been serviceable had it not been for numerous inappropriate repairs. The Bell Tower and the portion of the building to the southeast were constructed in 1952.

In 1998, ConSpecT performed a comprehensive survey of the entire building exterior. Recommendations were made to

reroof the 1925 section, repair the slate on the 1952 addition, and repair priority areas of deficient masonry.

Various alternatives for new roofing systems were presented from shingles to metal roof systems, along with life-cycle cost analysis. After numerous meetings and a presentation before the church membership, new slate was selected as the best life-cycle value. ConSpecT then performed extensive roof, attic, and masonry wall condition analysis, prioritized work, and documented the existing conditions for repairs.

Two separate sets of plans, specifications, and bid documents were prepared - one for masonry and one for roofing work. Drawings and work notations were made on the digital photographs of the masonry. A flat seam copper system was specified for the cricket saddle behind the Bell Tower and modified bitumen for the low-sloped roof areas.
