Roof Asset Management

Here’s why building owners and facility managers are increasingly turning to roof professionals to continuously manage their roof assets:

As roofs age, roof maintenance and repair often consume increasingly large proportions (and sometimes unexpectedly exceed) a building owner's overall maintenance budget.  Building and facility managers responsible for maintaining numerous buildings or a large building complex with numerous roof sectors of various age, type, and condition, often find themselves without the means to keep up with it all.

  • It is sometimes difficult to evaluate information provided by roofing contractors, suppliers, and manufacturers because of the inherent special interest involved.

  • Roof warranties are filled with exclusions and usually contain owner’s performance requirements (such as prompt notification, periodic inspections and maintenance) that if not timely performed will void the warranty.

  • Flat or low-sloped roofs are often “out of sight, out of mind” until leaks infiltrate through the roofing assembly layers to the extent that they are observed from the inside.

  • Roofs that are not managed in a timely fashion and maintained properly often fail prematurely, resulting in roof leaks.  Roof leaks can cause long-term building damage, immediate damage to building equipment and contents, and can disrupt normal business operations.  Problems like these can be very costly.

ConSpecT offers roof asset management services designed to be proactive.  The service includes information about existing conditions combined with detailed analysis and evaluations of these conditions.  The data that is entered and evaluated can appropriately assist in generating appropriate recommendations regarding maintenance, management, repair, and replacement options in the next year, five years or in the long range.

ConSpecT personnel survey the roofs of your facilities and gather critical information including, the type and condition of existing roof membrane, insulation, vapor barrier, deck, etc. and all of the information is entered into the database system – including PDF copies of the CAD roof plans.  Each building record can then be updated as periodic inspections are performed.

Reports are periodically generated with various levels of prioritization.  With the building specific information and the prioritization reporting, the Owner has all the information they need to make well educated decisions regarding their roofing expenditures.

Once the roof system is evaluated in the field, information is entered into database, and maintenance, management, and repair methods are specific to each roof area are recorded.  With this input, the program is then continually capable of providing data such as:

  • Scheduled maintenance and management activities, in both text and graphic formats.

  • Recommended repair activities scheduled over the life of the existing roof system, complete with graphics and strategies.

  • Replacement roof system options, costs, and schedules, plus life cycle cost analysis for replacement options.

  • Multi-year repair and future replacement costs.

  • Multi-year repair and replacement schedules with estimated budget forecast.

  • Repair history and leak history, as well as future leak management.

  • Responsibility records of who repaired what, where, and when.

By implementing an effective roof asset management program the building owner or manager can make informed decisions regarding roof maintenance, repair, and replacement options throughout the life of the building and reduce life-cycle cost.
